If you are selling a home in West Covina or one of the surrounding San Gabriel Valley communities, you have probably heard that the holidays are the quietest time of the year to sell. There is some truth to that, but it is not the whole story. The holiday market is quieter, not empty, and for the right seller it can be a surprisingly strong time to keep a listing moving. In this guide, I will share what the holiday market really looks like in our area and the practical steps that help sellers stay on track from Thanksgiving straight through to the new year.

I have been helping families buy and sell homes since 1988, and I have watched sellers make this decision every December for over three decades. The ones who take their home off the market out of habit often lose the momentum they worked hard to build. The ones who understand how the holiday buyer thinks often end up with a signed contract while the rest of the neighborhood is waiting for spring. Let me walk you through how to be one of them.

The Holiday Market Isn't Dead, It's Selective

The buyers who go looking for a home between Thanksgiving and New Year's are almost always serious. A holiday shopper is not just browsing. They are relocating for a job, settling an estate, right-sizing for a new chapter, or they have been quietly watching your neighborhood for months and are finally ready to act. These are buyers with a reason, and usually with a mortgage pre-approval to back it up.

Here is the part that surprises most sellers. While some people take their homes off the market for the holidays, many do not, and the inventory that stays available is what the serious buyers are looking at. Across the San Gabriel Valley, homes have been selling in roughly five to six weeks, and buyers have been paying close to the asking price. Tight inventory and motivated buyers do not disappear just because the calendar says December. They just get more focused.

Should You Stay Listed or Take a Holiday Break?

If your home is already on the market and priced well, my honest advice is usually to stay. Momentum matters more than most sellers realize. A home that goes dark for six weeks over the holidays has to start over from zero in January, and it often comes back looking stale to buyers who saw it before. A home that stays active keeps collecting showings, keeps collecting feedback, and keeps a place in the online alerts that buyers and their agents watch daily.

If you are deciding whether to list in November or December for the first time, know this: a holiday listing faces less competition. There are fewer homes coming on the market, which means a well-presented new listing stands out to the buyers who are out there. I have listed homes right before Thanksgiving that sold before the tree came down, because the right buyer walked in when there was nothing else to compare it to.

The one exception is a home that is not ready. If the property needs real work or the price is off, fix those things first. The holidays are a wonderful time to keep a strong listing moving. They are not a reason to list a weak one.

Stage for the Season, Not for the Occasion

A few warm seasonal touches help buyers picture cozy holidays in the home, and that is a good thing. A tasteful wreath, soft warm lighting, and a seasonal centerpiece can make a room feel welcoming in a way an empty house never does. Just keep it simple. You are selling the house, not your decorations, and buyers need to see the space, not your collection.

  • Keep holiday decor light and neutral. A few warm touches in the entry, living room, and kitchen are plenty. Skip anything oversized, crowded, or very personal.
  • Make the most of the light. Winter days are short, and many showings happen in low light. Open every blind and curtain, turn on the lamps, and use warm white bulbs so each room feels bright and inviting.
  • Keep it easy to maintain. Choose decor you can tidy in minutes, because a buyer could call for a showing at any moment.

Curb Appeal Still Works, Even in Winter

First impressions still happen before anyone reaches the front door, and in winter the little things matter even more. Trimmed shrubs, a swept walkway, a tidy porch, clean windows, and outdoor lighting that makes the entry feel welcoming in the early dark. Those small details tell buyers the home has been cared for, and in a quieter market that impression is worth a great deal. A home that looks loved on the outside gives buyers confidence before they ever step inside.

Juggling Holiday Hosting and Showings

This is the part sellers worry about most, and it is more manageable than it sounds. You can host the holidays and still show your home. It just takes a small plan.

  • Set a realistic showing window. Tell your agent the hours that truly work for you, and let them manage buyer expectations around it. A clear schedule is far better than constant scrambling.
  • Keep the main rooms show-ready. The entry, kitchen, living room, and bathrooms are what buyers see. If those stay tidy enough for a twenty minute reset, you are in good shape.
  • Do not cancel your gatherings. A home that feels lived-in and loved reads beautifully to buyers, and a happy family in a warm home is the best staging there is. Plan showings around your events and enjoy your season.

If you are a senior or a family packing up a long-time home, I know the holidays can make this feel even heavier. You do not have to do it alone. I have helped many families clear and clean out a home with dignity, and I can connect you with people who make the process manageable so you can keep your focus on what matters.

Keep Momentum Into January

The first two weeks on the market set the tone for your whole sale, whether the calendar says June or December. A listing that stays active through the holidays enters January with a head start, and January brings a fresh wave of buyers making New Year's resolutions about home. Some of my best sales have come from sellers who kept their listing warm through the holidays and reaped the reward the first week of the year.

Do not let the listing drift. Keep the feedback flowing, stay flexible for showings, and if the response is soft, act on it quickly. A small, thoughtful adjustment in December reads as responsive, not desperate, and it is far better than starting over cold in the spring. If you want the full picture of how a strong launch works, I wrote about the first two weeks on the market and how to make them count, and it applies just as much to a holiday listing as a summer one.

Pricing Still Matters More Than the Month

Whatever you do, do not let the holiday calendar talk you into a price that does not fit the market. Buyers in the San Gabriel Valley compare carefully, and across our area, homes in the 500,000 to 2,000,000 range sell when they are priced in line with recent closed sales, no matter the season. The holidays change who shows up to look, but they do not change what a buyer is willing to pay. Price it right, and the season works for you.

The Bottom Line

The holidays do not have to pause your home sale. With warm, simple staging, a flexible showing plan, and a price that fits the season, you can keep your momentum, stand out in a smaller crowd, and often find a serious buyer while everyone else waits for spring. The buyers who find you in December are the ones who are ready, and there is real peace of mind in closing that chapter before the new year begins.

I have guided sellers through every kind of market since 1988, and I can tell you this. The homes that sell well during the holidays are the ones that planned for them.
