How to Shop for a Lender: Finding the Right Mortgage Partner for Your First Home
If you are buying your first home, you have probably already discovered the hardest step is not the open houses. It is figuring out who you are going to borrow the money from. Shopping for a lender can feel like a maze of rate quotes, fees, and jargon, so let's walk through it together and make it simple.
I have been at this since 1988 and have helped more than 500 families buy and sell homes across West Covina and the San Gabriel Valley. Over the decades I have seen buyers save thousands of dollars just by taking the time to compare lenders the right way. And I have seen others lose money because they accepted the first quote they were handed.
Here is what I want you to know about shopping for a lender in this market.
Why You Should Never Use the Very First Lender You Meet
Your bank where you have kept your checking account for years is a fine starting point, but it is not automatically your best option. Different lenders quote different rates and terms for the exact same loan, and the difference of even a quarter of a percent on your interest rate can add up to thousands of dollars over the life of a 30-year mortgage.
As of late August 2026, 30-year fixed mortgage rates in California are sitting around 6.5% to 7%, roughly flat to a touch lower after easing in the second half of the month. When every fraction of a point matters, the smartest thing you can do is get at least two or three quotes and compare them side by side.
What to Actually Compare When You Shop
When lenders send you a quote, do not get distracted by a single flashy number. Compare these four things together:
- Interest rate. This is the number you will see advertised, but it is only part of the story.
- APR, or annual percentage rate. The APR folds in many of the lender's fees, so it gives you a truer cost of the loan than the raw rate alone.
- Closing costs and origination fees. Some lenders advertise a low rate but make up for it with higher fees. Ask for a full breakdown in writing.
- How long the rate is locked. A rate lock protects you while you look. A longer lock can be worth it in the San Gabriel Valley, where homes can take a bit longer to close in today's market.
Read the Fine Print on the Rate Lock
A rate lock is your promise that the quoted rate stays yours for a set number of days. If your closing is delayed and the lock expires, you may have to pay to extend it or accept a higher rate. Ask each lender how long their lock lasts, what it costs to extend, and whether you can float the rate down if rates improve before you close.
Lender Red Flags to Watch For
A trustworthy lender makes you feel educated, not pressured. Walk away from anyone who rushes you, promises a rate that sounds too good to be true, or discourages you from comparing other offers. A healthy lender is happy to explain every fee and answer every question, because they know an educated borrower is a good borrower.
Ask About First-Time Buyer Programs
Since market data now shows San Gabriel Valley inventory up and buyers holding more leverage than they have in years, it is a surprisingly good time to get help with the down payment and closing costs. Ask every lender about CalHFA's 30-year fixed loans and MyHome Assistance, which can cover up to 3.5% of the purchase price. The City of West Covina also has a Homebuyer Assistance Program. These programs exist to help first-timers like you, and a good lender will bring them up, not hide them.
