How Much Down Payment Do You Really Need for a First Home?
If you have been thinking, "I'm buying my first home and don't know where to start," I hear you. Most first-time buyers I talk to in West Covina and across the San Gabriel Valley tell me the same thing: the down payment is the part that keeps them up at night. So let's have a conversation about what you actually need, because the number you have in your head is probably higher than the real one.
Here is the honest answer up front: you do not need 20% down. I have been guiding first-time buyers through this process since 1988 and helping hundreds of families buy and sell homes here. The buyers who get stuck are usually stuck on a myth, not on a wall. Let's break down the real numbers for today's market.
The 20% Down Payment Myth
Most people assume a 20% down payment is required. It is not. It is one option, and for many first-time buyers it is not even the best one. With the typical West Covina home sitting around $839,000, a 20% down payment would be roughly $168,000. That is a mountain for most families, and here is the secret: you do not have to climb it.
FHA loans allow a 3.5% down payment, which on that same home is about $29,400. Conventional loans can go as low as 3%, around $25,200. If you are an eligible veteran, a VA loan can get you in with zero down, and USDA options exist in qualifying areas. Your lender can show you which program fits your situation, and your agent should help you understand what each one means for your offer.
Down Payment Assistance Programs in California
This is the part that surprises most first-time buyers, and it is the part I love to walk clients through. California has real programs designed to help you get to closing with far less of your own cash on the table.
CalHFA's MyHome program can cover up to 3.5% of the purchase price for your down payment and closing costs when paired with an FHA loan, or 3% with a conventional loan. It works as a second loan with 1% simple interest and no monthly payment, repaid when you sell or refinance. That kind of help can turn "maybe someday" into "this year."
California Dream For All offers shared appreciation loans of up to 20% of the purchase price, up to $150,000, for eligible first-generation buyers. It opens through registration windows, so ask about it early if you might qualify. Closer to home, the City of West Covina runs a Homebuyer Assistance Program with closing cost help for qualifying buyers, and Los Angeles County offers home ownership programs with second-mortgage assistance.
Every program has income limits and eligibility rules, and almost all require a homebuyer education course. That is honestly a gift. You will learn things that save you money for years, not just for this purchase.
Where the Rest of Your Down Payment Can Come From
Many first-time buyers in our area get help from family. Gift funds from parents or relatives are allowed on most loan programs, as long as the money is documented with a gift letter and traced through your bank statements. If a family member has offered to help, tell your lender early so they can guide you on the paperwork.
Do Not Forget Closing Costs and a Cushion
Your down payment is not the only cash you need. Plan for closing costs too, which in California typically run 2% to 5% of the purchase price, and keep a cushion in savings after you move in. With 30-year fixed rates hovering around 7.3% as of late 2026, your monthly payment matters as much as the down payment itself. Know both before you fall in love with a house, not after.
What This Means in Today's West Covina Market
Here is some genuinely good news. The West Covina market is still competitive, with the median sale price around $839,000 and homes averaging about two offers and roughly 36 days on market. Across the San Gabriel Valley, inventory is up about 18% from a year ago, which means buyers have more choices and a little more breathing room than we have seen since 2020.
That is exactly why getting your down payment plan and your pre-approval in place matters. Buyers who show up prepared, with a realistic budget and a clear path to closing, are the ones sellers take seriously, and the ones who feel calm through the whole process.
Let's Have a Conversation
I know this is a lot to take in, and that is okay. You are not expected to have it all figured out on your own. I wrote my book "Simplifying Your First Home Purchase" for exactly this moment, and it is yours free when we work together. And when you buy or sell a home with me, you also receive a complimentary Living Trust, because protecting your family's future matters just as much as finding the right house.
If you have been asking, "How much house can I really afford, and how do I get there?", that is a conversation I would love to have. No pressure and no sales pitch, just a genuine talk about your goals and your numbers. I'm here to help you, and I have been doing this since 1988. You are in good hands.
